Filtering in Housing
This study focuses on two socio-economic phenomena, filtering and gentrification, and their implications for lower-income households. Filtering refers to the movement of housing stock from higher- to lower-income households as it ages and deteriorates. This can result in reductions in the prices of older housing and can improve housing conditions for lower-income households. Gentrification is the reverse of filtering, and is the process in which higher-income households enter inner-city neighbourhoods and drive up property values and rents.
